Role Summary:

The Property Manager is responsible for leading all phases of operation of Hunters Point South which comprises two buildings made up of 916 residential apartments. Role is direct supervision and development of the onsite management team, financial performance to budget and accountability for the sales, resident relations and maintenance functions. This position ensures that Company standards are maintained across Related Rentals. The position provides inspirational leadership, successfully promotes Company values, and creates an environment of exceptional customer service for residents, prospects, and vendors.

Building Information:

In 2005, Mayor Bloomberg laid out a vision for a new neighborhood in fast-growing Long Island City, Queens. This new neighborhood will eventually house New Yorkers who cannot afford New York’s high market rate rentals, and who are not being served by existing low income housing programs. There, middle and moderate income residents – including teachers, police officers, firefighters, nurses, and others – will now have the opportunity to live in first-class housing built by a joint venture of three of New York’s premier real estate companies – Related, Phipps Houses and Monadnock Construction. After a challenging RFP process, Related, Phipps and Monadnock were designated by the City of New York to develop the first phase of Hunter’s Point South in February 2011. This first phase of Hunter’s Point South that this JV is building comprises two buildings, one with 37 stories and 619 units and another with 32 stories and 306, for a total of 925 apartments on the waterfront in Long Island City next to 11 acres of new waterfront parks. All 925 apartments are permanently affordable to various household incomes from low to moderate to middle income.

Core Responsibilities:

  • Managing the overall day-to-day operations of the primary site as well as the oversight of regional sites
  • Supervising building managers and staff
  • Supervising day-to-day maintenance operations (safety, preventive maintenance, unit turnover)
  • Ensuring compliance with regulatory agency building codes
  • Managing relationships and addressing any issues that may arise with outside vendors, architects, engineers, industry professionals, tenants and internal colleagues
  • Working with the staff to ensure all vacant units are up to code and ready for lease-ups and move-ins. Supervising/coordinating move ins and move outs
  • Coordinating maintenance projects needed to bring or keep property up to code
  • Conducting annual unit inspections to ensure compliance with program requirements
  • Conducting visual inspections for properties in the portfolio
  • Conducting arrears collection
  • Managing the annual certification/recertification process (ensure on-time collection and completion of documents)
  • Preparing and reviewing section 8 packages
