Headquartered in Weatogue, CT, Vesta is an owner manager of affordable apartment communities. Vesta currently has an exciting opportunity available for an experienced Regional Property Manager to support our Connecticut properties.
Oversee, support, and mentor Property Managers in your assigned region; offering guidance and leadership development. Identify development opportunities. Interview, hire, and on-board new property managers when vacancies occur.
Ensure efficiency of team members through ongoing staff meetings/communications, training, development, counseling, regular performance management, and leadership.
Meet with the Property Managers regularly to:review financial performance and the preparation of projections/action plan for balance of the fiscal year, review occupancy and develop action plan to address areas of concern, review current rent collections and discuss action necessary, review current rent levels and adjust where necessary, monitor annual rent changes (i.e., GRC), and work with compliance to properly process and implement proposed changes on time, review status of capital projects. Check in with Property Managers, and review service contract/vendor work for proper completion of contracted duties (i.e., exterminator, landscaper, snow removal, etc.), review all documented capital improvement needs/projects, including solicited bids, contractor references, and insurance liability certificates in accordance with Vesta standards, and review and oversee preparation for all regulatory compliance reviews and physical inspections.
Network, establish and maintain positive relationships with third parties and regulatory agencies in the region. Handle escalated resident, community, or agency complaints or other issues as necessary.
Monitor activity of resident retention initiatives (i.e., resident functions, promotions, monthly newsletters, etc.) and property-issued communications/notices (i.e., bad weather, emergency, etc.)
Visit all communities in the region regularly, to ensure that physical appearance of grounds, common areas, vacancies, and any other amenities meet standards. Document and address with property teams any deficiencies/necessary repairs discovered, and follow up to ensure repairs are completed.
Conduct random spot checks of resident files, new leases, renewals, recertifications, move-outs and corresponding paperwork to ensure completion, accuracy and timeliness.
Verify that all community emergency teams are instructed of proper response and handling of emergencies with buildings, criminal activity, employee/resident injuries, fires, floods, freezes, etc., in accordance with Vesta’s SOP to minimize liabilities.
Review and provide support to ensure properties are answering any internal department requests for information in a timely manner, ie, Acquisition and Development needs, accounting needs, physical plant needs, etc.
Attend and participate in meetings that involve either existing or new properties in the Region, and make sure that all property management staff are apprised of the lease up schedule, tax credit delivery schedule, break even plan, and any other important information on any new properties in the Region.
Hold regular meetings with the appropriate Property Managers for any property in active lease up. Keep Development and Senior Management apprised of progress.
Keep supervisor apprised of any activity at the sites that are of concern, can negatively affect the operation of the site and in accordance with Vesta notification protocol.
