The individual serves as the point person for all projects for The Lester Group and is responsible for the management of individual multi-disciplined projects with ultimate responsibility for seeing the projects through from inception to completion. Provide superior client and owner service. Meet assigned financial targets and date driven deadlines. The selected candidate will be expected to manage multiple projects at one time in various phases of implementation.
Essential Duties and Responsibilities
Professionally manages all projects including major renovations, tenant improvement projects and project related issues.
Actively perform site inspections as per schedule and report project or property deficiencies with ability to provide alternative cost saving solutions.
Proactively identify, report and mitigate all project and property risk issues.
Prepares annual and multi-year capital improvement budgets for properties.
Controls any number of projects at various stages of completion to bring projects to conclusion on time and within budget.
Creative abilities to visualize projects prior to start and determine potential issues in order to project cost and structure timeline for completion.
Studies architectural drawings and specifications to plan procedures for development on basis of starting and completion times and staffing requirements for each phase of project.
Develops written scope, cost budgets for projects and timeline for completion.
Responsible for negotiating and bidding projects and analyzing, monitoring and preparing cost exposure reports.
Responsible for soliciting, evaluating, selecting and leading project teams consisting of architects, design engineers, general and specialty contractors, and environmental consultants.
Interacts and directs personnel, contractors and subcontractors engaged in planning and executing work procedures and coordinating various phases of project to prevent delays.
Inspects work in progress to ensure that workmanship conforms to specifications and monitors schedule performance until completion of project.
Prepares reports on progress including meeting minutes, financial funding requests, punch lists, materials used and costs, and adjusts work schedules as indicated by reports. Maintain files for due diligence and financials. Reviews reports with supervisor weekly.
Ability to proactively communicate project updates effectively and professionally with entire Properties team and all Management and Operational personnel.
Ensure all projects meet local, state and federal codes and laws.
Flexibility with work hours and available on call after working hours for handling urgent issues and emergencies.
Willingness to travel on a regular basis, within 300 mile radius of Martinsville, Virginia.
Other duties may be assigned as needed or required.
