Our property had a few unexpected lease breaks due to residents buying houses so our exposure levels were getting high. We decided to increase our advertising to help bring down exposure. We lowered prices and marketed them at great deals/specials. I reached out to local colleges offering any students that applied free application fees. I made posters to hang around town advertising our community. We also increased our Craigslist ads and Google clicks to try and bring in more prospects.
