This week was my last week at my internship at The Residence At The COR. I have learned more than I ever thought I would during this experience and it was hard leaving the amazing staff and residents there. I hope that I can do another internship in the future!

Since I started my internship at the Residence at The COR, we have been awaiting new tiling for the front lobby. A couple months later it is finally finished! After it was finished, we got started on the furnishing and decor, as we were happy for it to finally be done and for residents to have easier access to the amenities.

This week I was given the task of setting up the mini model apartment home. I found this to be very fun because I also have an interest in interior design. When an apartment home is vacant and ready, we will set up decor in it, as it makes the apartment feel more inviting and like a home. It is shown that when an apartment has some decor or furniture in it, it is more likely to be rented. We were able to lease this apartment home quickly and it was great to have another floor plan available for prospects to come and check out.

We had the pleasure as interns at Weidner to have Lunch, a tour on the water near Seattle and then a tour of Tour 12 in Downtown Seattle. Gorgeous views!

Welcome Home to Weidner! Throughout my internship I have been showing/leasing apartments. It is also important after receiving the lease signatures to follow up with a Welcome Home letter to confirm what needs to be done prior to picking up their apartment keys. Big points that are included in the welcome home letter include setting up utilities (gas and electric), renters insurance, and balance due. Another item prior to move-in is completing the move-in check list with any prior damages and placing a move-in gift in their apartment. 🙂 I love the check lists Weidner has in place to ensure a smooth move-in process for every new resident calling Swan Creek home!

After shadowing a few move-in orientations, I was able to do my first one this week. This resident is someone who I first toured and helped throughout the application and lease process all the way to the date of their move-in, which I found exciting. I have enjoyed doing the move-in inspections, move-in gifts, and welcoming the resident to the apartment community. I have done two more move-in orientations since and I look forward to more in the next couple of weeks!

Throughout my internship, I have spent time coding all of our bills and sending them to the corporate office in Seattle, Washington. This is actually one of my favorite things to do in the office. I love to code the bills into specific accounts and compare them to our budget for the month. It is very interesting to learn how much we spend in expenses compared to our revenue.

The Winnipeg floor plan is our most unique floor plan and two of these apartment homes became available last week. It was a plus to have one of these was ready for move in and available for prospects to come and tour if they were looking for a two-bedroom home. The high ceilings and long hallway are what make it different from the rest. It was fun to get to learn more about this floor plan and the two were leased very quickly!

The office was a little slow at times this week, so I was able to do touch-up painting around the hallways and stairwells of the property. Often times this job requires you to dress down and help keep the property in tip top shape. I even had a resident thank me for this, as the marks in the hall from move-ins had bothered them. I’ve realized that it’s the small things that residents notice and appreciate. It was also fun to get out of the office and walk around the property!

The model at the apartment community is something that every prospect sees when they take a tour at the property which is why it needs to be kept clean, inviting and smelling good. We open the model first thing in the morning and close it after our showing hours are over. After our work is done in the office on Saturdays, we head over to model and do some cleaning, and my favorite part, carpet raking. This ensures that prospects can get the best idea of what our community is like and what their future apartment could look like.

One fun part of my property management internship with Weidner Apartment Homes is spending time planning resident events. The past couple of weeks, my team in the office has been busy getting our summer events planned and executed. I have really enjoyed creating the save the dates and marketing flyers for the elevators. The two resident events we are doing include a Qdoba bar and Madison Mallards baseball game. I cannot wait to see how our residents adore the events.

This is the third week into my internship and I have been able to give tours to prospects and new residents. I have been able to get three leases since I have started giving tours. I have also been learning about the lease renewal, move-in and move-out processes. Something fun that our property did was participate in national chalk day!

One of the main duties I fulfill as a Weidner Apartment Homes Intern is showing our available apartments to prospective residents. As my community is typically over 98% occupied we are experiencing a number of lease expirations and notices during this time of the year due to our residents purchasing houses. This has been a great opportunity to schedule showings and get new residents living at Swan Creek. This past week I even made the leasing superstar list put out by corporate with 3 leases!!!! I am super proud of myself! From the initial phone call to personal showing, I love being able to share why Swan Creek Apartments should be their next home.

This past Friday I was able to work my first community event at The Residence at the COR. It was carnival themed and we had a duck pond game, a bottle ring game, music, food, musical chairs, bags, giant jenga and a dunk tank. The residents loved getting to dunk all of the staff members and us staff enjoyed getting to take turns dunking each other. Overall, it was a great event and I look forward to the next one!
