A few things I have learned about touring is to show them around the home point out the big or unknown features and then encourage them to look around by themselves and open things up. Have them walk out onto their patio/balcony. Ask if they have questions and see what they already know about the apartments. Ask them if they have any nonnegotiable. Ask them yes questions. Then always mention how they can apply online.
