This was my second week with the Property Manager. During this week I had the opportunity to see how the Property Manager prepares quotes for a large capital project. At this site, there is a massive issue with the gutter and drainage systems on all of the buildings. Over time, this has caused structural damage from water intrusion. This can pose serious safety hazards if not remedied. The Regional Facilities Manager, as well as the Midwest Asset Manager, came to visit the site and go over the finalized project bids. We did a full site tour and reviewed the various proposals and what we need to get fixed immediately and what can wait until next year. This was a very informative experience and I learned a lot about the procedures a Property Manager must go through when preparing large-scale capital expenditures.
